Policy

Please note that out of consideration for others, there is no smoking in the condo, and that we cannot accommodate pets.


If you book via EMail we will provide a written quote to you by EMail showing the total rental fee. Quotes are usually good for 7 days, but are subject to change without notice. Deposit or full payment is required as defined on the reservation confirmation within 5 business days..

Confirmed Reservation
On receipt of deposit or full payment and signed rental agreement we will the confirm your datees via email.

Payments
You agree and acknowledge that we will not release the Property or any service prior to receipt by us of payment in full.  Failure on your part to pay for the rental or for any service will result in removal or refusal to supply said service, including, but not limited to provision of accommodation in the Property. Such removal and or refusal will not alter the terms and penalties associated with cancellation.  You agree to pay the Total Rental Fee as shown on the Invoice within the due dates as set out on the invoice. Final and full payment is due 30 days prior to arrival.  In the event of late payment, or failure to pay, we reserve the right to apply the cancellation charges against any money that you have paid in advance and cancel your booking.  Where the money paid in advance is insufficient to cover the calculated cancellation charges, we reserve the right to exercise any legal remedies to pursue the amount owed by you.  Where you choose to amend your booking, resulting in a change of dates of the stay, a $35 Booking Administration Fee will be charged.  Where you alter the booking resulting in a reduction in the number of nights, we will charge the $35 Booking Administration Fee in addition to the cancellation fee warranted against the number of nights cancelled as described below in the cancellation schedule.

Acceptance
You agree that upon payment of deposit or full payment will signify your full acceptance of these Terms and Conditions of the rental. You further acknowledge that by payment of the final rental sum, you have received copies of, and/or read and accepted these Terms of Conditions of Rental on this web site.

Check In
Check in to the Property is after 4:00 pm on the date of arrival as shown on the Registration Form and/or Invoice. At our sole discretion, if you arrive to collect keys before that time they may be refused. Within 30 days of arrival at the property, you agree to complete the Rental Agreement and Registration Form and return the signed forms to us. You must notify the booking agent of any damage or missing property within 24 hours of your arrival. Failure to notify your booking agent will be deemed confirmation that you accept the Property as found, and accept responsibility for all damages or loss found at the Property on your departure.

Check Out
Check out is on the date of departure as shown on the Registration Form and/or Invoice, at 10:30 am. Should you require a late check out, you must have agreed such a departure time with us at the time the reservation was taken. In the event that it is found that you have not departed the Property on the date of departure, at the due time, then you will pay a penalty charge of $200 plus the daily rate for each day over your registration check-out date.

Purpose of Rental
Properties offered for short-term rental or long term through us are provided on a self-catering basis. 

Security Deposit
A Security deposit of $250 will be required at the time of booking. Once we have inspected the unit and the unit has been found free of damage or missing property we will refund the deposit. You agree that the Party Leader remains responsible for all damage or loss to the property or its inventory during your stay. You must notify your booking agent within one working day to protect your Security Deposit from claims made as a result of accidental damages found during your stay that was caused by previous guests. Where it is found that you have brought a pet to the property, a charge of $300 will be made to your credit card for additional cleaning requirements, or a bill will be made to you, which you agree to pay within 14 days. You agree that we can charge additional fees to cover:

  • Early arrival or late departure
  • Loss or breakage of inventory items
  • Damage to the Property or its equipment
  • Extra cleaning due to Pets at the property. (Windsor Hills does not permit pets in the units)
  • Extra cleaning due to the home left abnormally or exceptionally dirty, above a normal clean
  • Extra cleaning due to smoking at the property
  • Not removing trash and cleaning the refrigerator out.

    Where loss or damage to the Property, the inventory, or equipment exceeds $300, we will charge your credit card or bill you for the shortfall, and you agree to pay within 14 days. In the event that you fail to pay any such shortfall, we reserve the right to exercise any legal remedies to pursue the amount owed from you. Where we find damage or loss to the Property following your departure that, in our view, constitutes malicious or wanton damage, we reserve the right to notify law enforcement authorities and prosecute, in addition to billing you for the full amount of repair or replacement, and you agree to pay within 14 days.

    Animals
    Absolutely no pets allowed. There are many people out there who are allergic to animals. For this reason the unit would have to be specially cleaned. Windsor Hills does not permit pets on the premises. Where you are found to have brought a pet to the property, a bill of $300 will be made to you to compensate for additional cleaning requirements, which you agree to pay immediately.

    Smoking
    Smoking at the property is not permitted. Again there are many people out there who are allergic to smoke. Where you are found to have smoked at the property, a bill of $300 will be made to you to compensate for additional cleaning requirements, which you agree to pay immediately.

    Cancellation
    You may cancel your booking at any time up to the Rental Period. If a refund is giving in the form of a check then the check will not be released until we receive confirmation from our bank that the original check from you has cleared the banks. In the event that you exercise your right to cancel, we will keep partial or whole amount of rental based on the cancellation penalty percentage rates of the Total Rental Fee (amount shown on the Invoice):
  • Cancel 60 days prior 100% back
  • 59-30 days prior 75% back or change of dates for another time
  • 29-10 days prior 50% back or change of dates for another time
  • 9-1 days prior no money back

  • Service Level
    We agree to a Service Level for the remedy of any problems found at the Property, either on your arrival, or during the Rental Period, as follows. We agree to provide a emergency response through our management company to remedy problems that, at our sole discretion, constitute emergencies, which would affect your safety. Any problems arising during the Rental Period at the Property that do not constitute an emergency as determined by us will be remedied during or after the Rental Period, based on the severity of the problem, at our sole discretion.

    Limitation of Liability
  •   We do not accept liability for equipment failure and or services in the Property. In the event of failure of equipment, you must notify us within one working day such that we may elect to remedy the failure.
  •   We do not accept liability for lost or stolen personal property from the Property during the Rental Period and we make no guarantee or promise of security. In the event that your property is lost or stolen, you should advise the appropriate authority first, and then us, of the lost or stolen items.
  •   We or any of our representatives may enter the Property at any time, without notice, for the purposes of protection and/or maintenance of the Property. Wherever possible, the Company will provide notice to the Guest prior to such entrance.
  •   We accept no liability for personal loss or injury to you or your party during the Rental Period and we make no guarantee or promise implied.
  •   You must ensure that Children are supervised at all times. It is our policy that all Children are not left in the rental accommodation un-supervised during the rental period.
  •   We do not accept any liability for the acts or omissions of any agent. These include but are not limited to, airlines, car-hire companies, travel agents, ticket agents, or utility providers.
  •   We do not accept liability for and not limited to acts of violence, nature, fire, flood, war, civil disobedience, riot, or other forces that may have an effect on you and your party.

    Failure to comply with any of the terms herein will, at our sole discretion, result in the eviction of you and your party from the Property, without recompense or refund.

    Failure to comply with any of the terms herein will, at our sole discretion, result in the eviction of you and your party from the Property, without recompense or refund.

  •    Up to 60 days prior to the arrival date 40%
  •    Between 30 and 60 days prior to the arrival date 60%
  •    Between 15 and 30 days prior to the arrival date 90%
  •    Less than 15 days prior to the arrival date 100%

    We regret that we are unable to waive any of the cancellation charges above, whatever the circumstances.


    Service Level
    We agree to a Service Level for the remedy of any problems found at the Property, either on your arrival, or during the Rental Period, as follows. We agree to provide a emergency response through our management company to remedy problems that, at our sole discretion, constitute emergencies, which would affect your safety. Any problems arising during the Rental Period at the Property that do not constitute an emergency as determined by us will be remedied during or after the Rental Period, based on the severity of the problem, at our sole discretion.

    Limitation of Liability
  •   We do not accept liability for equipment failure and or services in the Property. In the event of failure of equipment, you must notify us within one working day such that we may elect to remedy the failure.
  •   We do not accept liability for lost or stolen personal property from the Property during the Rental Period and we make no guarantee or promise of security. In the event that your property is lost or stolen, you should advise the appropriate authority first, and then us, of the lost or stolen items.
  •   We or any of our representatives may enter the Property at any time, without notice, for the purposes of protection and/or maintenance of the Property. Wherever possible, the Company will provide notice to the Guest prior to such entrance.
  •   We accept no liability for personal loss or injury to you or your party during the Rental Period and we make no guarantee or promise implied.
  •   You must ensure that Children are supervised at all times. It is our policy that all Children are not left in the rental accommodation un-supervised during the rental period.
